What the bond actually covers
Mississippi licenses manufacturers and modular contractors of factory-built modular homes — homes built in a factory to the state building code (UBC/IBC), not the federal HUD code — through the State Fire Marshal’s Office under the Factory-Built Homes Act (Miss. Code § 75-49-1 et seq.).
The Fire Marshal’s bonding regulation (19 Miss. Admin. Code Pt. 7, Ch. 4, Rule 4.05, as amended effective July 1, 2026) sets the bond at $500,000 per licensed facility, with a $1,000,000 minimum for three or more facilities — the same structure that applies to HUD-code manufacturers, and twenty times the pre-July 2026 figures of $25,000 and $50,000. The bond stands behind your compliance with the Act and protects the public harmed by a violation of the licensing law.
