What the bond actually covers

Mississippi licenses developers of factory-built homes — those who develop communities or projects using factory-built homes — through the State Fire Marshal’s Office under the Factory-Built Homes Act (Miss. Code § 75-49-1 et seq.). The license is conditioned on a surety bond.

The Fire Marshal’s bonding regulation (19 Miss. Admin. Code Pt. 7, Ch. 4, Rule 4.05, as amended effective July 1, 2026) sets the developer bond at $50,000 per facility, with a $100,000 minimum for three or more facilities — double the pre-July 2026 figures of $25,000 and $50,000. The bond stands behind your compliance with the Act and protects the public harmed by a developer’s violation of the licensing law.
