About this bond

What it is and who needs it.

What the DNR bond actually covers

The Department of Natural Resources manages leases and other agreements over Washington state lands. Under WAC 332-22-160, DNR may require a lessee to file security — a cash bond, a savings account assignment, an approved corporate surety bond, or other form satisfactory to the department — prior to issuance of the lease, in an amount sufficient to guarantee performance of the terms and conditions of the lease or contract.

The bond guarantees that you perform the terms and conditions of the lease or contract — for example, restoring the site, removing improvements, or completing the work the agreement covers. DNR can raise or lower the amount if operations change, and may let a single security cover all of your state leases.

It is not insurance for you — if DNR makes a valid claim and the surety pays, you repay the surety. Because DNR sets the figure, confirm it in your agreement, then enter that amount and apply — pricing starts from $100. We run one soft credit pull that informs approval and pricing, never a hard inquiry.

WAC 332-22-160 (performance security)Under WAC 332-22-160 — part of the state land leasing program rules — the Department of Natural Resources may, at its option, require a lessee to file a cash bond, savings account assignment, approved corporate surety bond, or other form of security satisfactory to the department, in an amount sufficient to guarantee performance of the terms and conditions of the lease or contract, submitted prior to issuance of the lease. DNR may reduce or increase the amount as operational changes require, and may allow a single security device covering all of the lessee's state leases. Confirm the amount in your DNR agreement.

FAQ

Common questions.

How much is the Washington DNR easement/lease bond?Pricing is 2% of the bond amount, with a $100 minimum. DNR sets the bond amount itself, sized to guarantee performance of your easement or lease. Enter that figure and apply to see your exact price.
Who sets the bond amount?DNR does, under WAC 332-22-160 — in an amount sufficient to guarantee the terms and conditions of your agreement. It can be increased or decreased if your operations change.
Can I use cash or a savings account instead?DNR accepts several forms of security, including a cash bond or an assigned savings account. A surety bond is usually the cheapest — you pay the premium rather than tying up the full amount in cash or bank collateral.
Is there a credit check?A quick soft credit check may apply — never a hard inquiry, no impact on your score. It is the only extra step beyond the application, and it informs approval only.
When do I need to file it?Before DNR issues the agreement — WAC 332-22-160 calls for the security to be submitted prior to issuance of the lease. We turn most around in 1–2 business days so you can file in time.
Which A-rated carriers underwrite these bonds?Typically Arch Insurance Company (A.M. Best A+) or Nationwide Mutual Insurance Company (A.M. Best A). Which one writes your bond depends on the bond type and your state. The carrier's name and official signature are printed on the bond you receive.
