About this bond

What it is and who needs it.

What the bond actually guarantees

A real estate school bond is a student-protection guarantee. Your students pay tuition up front for the courses they need to get licensed — Texas wants a financial backstop that the school will deliver the education it promised and handle that tuition honestly.

It's a three-party arrangement: the school (the principal), the surety carrier, and the State of Texas through TREC (the obligee), with your students as the protected parties. If a school closes mid-course, fails to deliver the contracted education, or mishandles tuition, a harmed student can recover against the bond.

The bond must stay active for as long as you hold accreditation. Let it lapse and TREC can act against your school's standing — so we track it and notify you 60 and 30 days out, keeping your $20,000 filing continuous.

Tex. Occupations Code §1101.302Under Texas Occupations Code Chapter 1101 (the Real Estate License Act), TREC approves real estate and real estate inspection educational programs, and §1101.302 requires an approved educational institution to maintain a corporate surety bond — or other security acceptable to the commission — in the amount of $20,000, payable to the commission and for the benefit of a party who suffers damages caused by the institution’s failure to fulfill obligations related to the commission’s approval. It is filed on TREC’s Real Estate School Bond form (ED 5-4). Confirm the current amount and form on your TREC application.

FAQ

Common questions.

How much is the Texas real estate school bond? The premium is $200, set by our carrier's rate book for this fixed $20,000 bond — the same for every school. TREC sets the $20,000, so there is no quote process.
Do I pay the $20,000?No. You pay $200. The $20,000 is the surety's maximum liability if a valid student claim is made against the bond — not a deposit, and nobody holds your money.
How fast will I have the bond?School bonds like this are among the thousands of bond types that issue right after purchase — many schools finish the application and have the bond in the same sitting.
Is there a credit check? The application collects no credit information, so most applications approve instantly.
When does it renew? The bond must stay active for as long as you hold TREC accreditation. You can buy a 1, 2, or 3-year term; we send renewal notices 60 and 30 days out, with autopay available, so your accreditation never lapses over a missed email.
Which A-rated carriers underwrite these bonds?Typically Arch Insurance Company (A.M. Best A+) or Nationwide Mutual Insurance Company (A.M. Best A). Which one writes your bond depends on the bond type and your state. The carrier's name and official signature are printed on the bond you receive.
How do I contact Light RFP about this bond?Email insurance@lightrfp.com. It reaches the bond team at Light RFP Risk Management Services LLC (NY DFS License # PC-1978982). Write to us about quotes, applications, bond forms or certificates. We will respond within 24 hours.
