Mississippi regulates modular home contractors under Title 75, Chapter 49 and Mississippi Insurance Department Regulation MH-2008-1. A contractor who installs or manages the placement of factory-built modular homes must hold a license from the Insurance Department, conditioned on a surety bond.

The bond is $25,000 per licensed facility, with a $50,000 minimum for contractors operating more than three facilities. It provides financial protection to homeowners and government agencies — guaranteeing your compliance with the modular home law and proper performance of the installation work.

It's a three-party arrangement: you (the principal), the surety carrier, and the State of Mississippi (the obligee), with homeowners as the protected parties.
