Lessee shall personally farm the leased premises in Crawford County, Illinois, including all labor, machinery, tools, seed, fertilizer, and equipment necessary for a farming operation. The lessee shall follow the detailed cropping plan (Attachment B) specifying field-by-field crop rotations including corn, soybean, and cover crops for 2027–2031. Lessee shall control all weeds and pests as approved by the District Wildlife Biologist and Site Superintendent, obtain prior approval before using any insecticides, herbicides, or fungicides, and comply with all federal, state, and local laws. Lessee shall not use neonicotinoid-treated soybean seed, Dicamba, or biosolids. Lessee shall maintain soil fertility per IDNR minimum test levels, perform soil testing in the fall of the second and fourth lease year at lessee's expense, document all chemical and fertilizer applications using provided log forms, collect and provide yield monitor data from harvesting equipment annually, and submit all records to the IDNR park/site office by December 15 each year. Lessee shall maintain all required insurance, pay all leasehold property taxes annually, guarantee lease payment by prepaying full rent by March 1 each year or providing an irrevocable letter of credit, and notify the Site Superintendent prior to any fieldwork, planting, tillage, fertilizer application, or pesticide use.
