Who files one

Usually the property owner or the general contractor — whoever needs the title clear. A sale, refinance or construction draw stalls the moment a lien is recorded, so the bond is normally filed under time pressure.

What it does

Substitutes the bond for the real property as security for the claim. The claimant keeps every right to pursue the debt; they simply pursue the surety instead of clouding the title.

How the amount is set

By statute, and most states require more than the lien itself — commonly 100% to 150% of the claimed amount, to cover interest and costs. Each state page cites its statute and shows the price before you apply.
