MD home builder deposit bonds.
From $100. Enter your amount.

Maryland registers new-home builders under Business Regulation Title 4.5, and a builder who accepts a deposit before a home is complete must post a surety bond (or letter of credit) so those deposits are protected. Pricing is 2% of your bond amount, with a $100 minimum — approval runs a soft credit pull only, never a hard inquiry, and your exact price appears at the application. Enter the amount the Home Builder Registration Unit asks for to get started.

About this bond

What it is and who needs it.

What the deposit bond actually covers

Maryland's Home Builder Registration Act (Business Regulation Title 4.5) requires anyone who builds new homes for sale to register with the Home Builder Registration Unit, administered by the Office of the Attorney General's Consumer Protection Division.

A registered builder who receives payment on a contract before a home is complete must obtain and maintain a surety bond (or a letter of credit) as a condition of registration. The bond stands behind the consumer's deposit, so a buyer can recover if the builder takes the money and does not finish the home.

It is not insurance for you. If the surety pays a buyer's claim, you repay the surety. The exact bond amount is set in connection with your registration and the deposits you take — confirm the figure with the Registration Unit; pricing is 2% of that bond amount, with a $100 minimum, and approval runs a soft credit pull only, never a hard inquiry.

Business Regulation Title 4.5 (Home Builder Registration)Maryland's Home Builder Registration Act (Business Regulation Article, Title 4.5) requires new-home builders to register with the Home Builder Registration Unit and, for builders who accept deposits before completing a home, to maintain a surety bond or letter of credit protecting those deposits. The Act also funds a separate Home Builder Guaranty Fund (Subtitle 7). Confirm your required bond amount with the Registration Unit.

FAQ

How much is the Maryland home builder deposit bond?Pricing is 2% of your bond amount, with a $100 minimum. The amount itself is set in connection with your registration and the deposits you accept — enter that figure at the application to see your exact price.
Do all home builders need this bond? Not every registrant. The deposit bond requirement applies to builders who take payment on a contract before a new home is complete. If you do not collect pre-completion deposits, confirm with the Registration Unit whether a bond is required.
Is this the same as the Home Builder Guaranty Fund? No. Title 4.5 also funds a separate Home Builder Guaranty Fund (Subtitle 7) that compensates consumers for builder losses. The deposit bond is a distinct registration requirement that backs deposits you accept before completion.
Is there a credit check?Approval runs a soft credit pull only — never a hard inquiry, and it never affects your score. Most applications approve instantly, and the check informs approval, never your price, which is set by your bond amount.
Where do I file it?With the Maryland Home Builder Registration Unit, part of the Attorney General’s Consumer Protection Division. We issue the executed bond ready to submit with your registration.
