What the bond actually guarantees

Alaska registers contractors through DCCED, and sets a lower bond — $20,000 instead of $25,000 — for a contractor whose work is residential only. The bond stands behind your work and your compliance with the contractor registration law on residential projects.

It's a three-party arrangement: you (the principal), the surety carrier, and the State of Alaska (the obligee), with harmed homeowners and laborers as the protected parties. If you fail to perform or leave covered unpaid claims, the harmed party can recover against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. If you later take on commercial work, you'll need to step up to the $25,000 general contractor bond; we re-issue at the higher amount.

AS 08.18.071 (residential)Alaska Statute 08.18.071 sets a $25,000 contractor registration bond, reduced to $20,000 for a contractor who performs only residential work. Confirm with DCCED that your registration class is residential-only before filing the reduced bond.

How much is the Alaska residential contractor bond?The premium is $100 flat — set by our carrier's rate book for this bond, the same for every residential contractor. The $20,000 bond amount is set by statute, so there is no quote process.
How is this different from the general contractor bond?Same statute, lower amount. A contractor who performs only residential work files a $20,000 bond; a general contractor files $25,000. Each bond carries its own flat rate-book premium — $100 for residential, $125 for general.
Do I pay the $20,000?No. You pay $100. The $20,000 is the surety's maximum liability if a valid claim is made — not a deposit, and nobody holds your money.

What if I start doing commercial work?Then you move to the $25,000 general contractor bond. Tell us and we re-issue at the higher amount — your registration class with DCCED has to match the bond you file.
