The NYS Office of Mental Health and Kingsboro Psychiatric Center are seeking to procure, through this Invitation for Bid (IFB), a Contractor to provide Preventive Maintenance of Chiller Systems & Ancillary Equipment, for their campus located at: 681 Clarkson Avenue, Brooklyn, NY 11203
The Program Work Plan with Preventative Maintenance Tasks, Equipment List, Schedule Matrix, etc. is located in Appendix D of the Contract Boilerplate. Interested Vendors should review the Contract Boilerplate and IFB document for further information. Included with these documents is a Bid Quote Sheet in Excel format that should be used and returned to submit your bid.
A Mandatory site visit will be held Wednesday, July 22**, 2026, at 10 AM ET**.
Questions from bidders attending the site visit are to be submitted by Wednesday, July 30, by 3 PM ET, per the instructions in the IFB. Questions and Answers will be sent to all bidders attending the site visit, as well as posted to the NY CR ad, by August 6.
Bids are due no later than 3 PM ET on Thursday, August 13,** 2026**.

The contractor must perform preventive maintenance tasks as defined in Appendix D of the contract boilerplate, including maintaining all systems, components, and equipment at the highest level of efficiency compatible with current New York State Energy Conservation Code requirements. The contractor must also provide emergency service with a two-hour on-site response time, and all prices are fixed for the term of the contract with no escalation allowed.
