The Contractor shall provide all labor, materials, equipment, supervision, and incidentals necessary to perform HVAC system upgrades and decentralization work at Building 69 (Powerhouse), Building 105A (Unity Center), and Building 105B (Synagogue). Work includes removing all existing steam-based heating systems and installing decentralized heating systems consisting of gas-fired equipment (primary heating) and electric heating (supplemental/small spaces), along with associated gas piping, electrical work, controls, and structural and roofing modifications as required. Specific tasks include installing natural gas-fired unit heaters in Building 69, a new rooftop unit with gas-fired heating and DX cooling in Building 105A, a new indoor air-handling unit with gas heating and DX cooling in Building 105B, and electric heating units in offices, restrooms, and small ancillary spaces. The Contractor must also perform demolition of obsolete steam systems, provide complete temperature control systems, perform startup, testing and balancing, functional performance testing, and provide training to facility personnel.
