The Airport Commission has commenced a Request for Proposals (RFP) process for the Terminal 3 Food Hall and Sit-Down Restaurant and Terminal 2 Burger Quick Serve Restaurant Lease.
The lease is comprised of three (3) locations for a total of approximately 10,895 square feet as follows:
• Food Hall – 7,000 sq. ft located post-security in Terminal 3
• Sit-Down Restaurant – 2,823 sq. ft. located post-security in Terminal 3, Boarding Area E
• Burger Quick Serve Restaurant – 1,072 sq. ft. located post-security in Terminal 2
The term is sixteen (16) years, with no options to extend.
For each Lease Year, the Base Rent is the greater of the Minimum Annual Guarantee Offer or the sum of the Percentage Rate structured as follows:
• Food Hall
8% of Gross Revenues achieved up to and including $6,000,000.00; plus
10% of Gross Revenues achieved from $6,000,000.01 up to and including $11,000,000.00; plus
12% of Gross Revenues achieved over $11,000,000.00.
• Sit-Down Restaurant
8% of Gross Revenues achieved up to and including $5,000,000.00; plus
10% of Gross Revenues achieved from $5,000,000.01 up to and including $6,000,000.00; plus
12% of Gross Revenues achieved over $6,000,000.00.
• Burger Quick Serve Restaurant
8% of Gross Revenues achieved up to and including $2,000,000.00; plus
10% of Gross Revenues achieved from $2,000,000.01 up to and including $3,000,000.00; plus
12% of Gross Revenues achieved over $3,000,000.00.

The lease covers approximately 10,895 square feet across three post-security locations: a 7,000 sq. ft Food Hall in Terminal 3, a 2,823 sq. ft Sit-Down Restaurant in Terminal 3 Boarding Area E, and a 1,072 sq. ft Burger Quick Serve Restaurant in Terminal 2. The term is sixteen years with no extension options. Base Rent is the greater of the Minimum Annual Guarantee Offer or a percentage of Gross Revenues, with tiered rates for each location. The proposer must submit a Proposal Deposit of $50,000, a Financial Pro Forma, and other required submittals. The successful proposer will execute a lease agreement that includes requirements for a performance bond and a security deposit.
