Multiple trade contracts for Electrical
Contractor shall provide all labor, materials, equipment, and supervision for one or more trades services including: (1) Electrical—lamp and ballast replacement, circuit installation (110V–480V), circuit breaker replacement, light fixtures, switches, outlets, wiring repair, switchboard maintenance, and infrared analysis; (2) Flooring—carpet removal/replacement, VCT tile removal/replacement, porcelain/ceramic tile grouting/sealing, and epoxy floor removal/replacement; (3) Gates/Doors/Fencing—pedestrian door repairs and replacement, commercial roll-up door repairs and replacement, gate operator installation/repair, and fencing installation/repair; (4) HVAC—removal/replacement of rooftop units, CRAC units, split units, air handlers, building automation systems, cooling towers, and associated equipment; routine maintenance on RTUs, AHUs, exhaust fans, VAVs, boilers, hot water heaters, chillers; filter replacement, coil cleaning, and control system repair; (5) Landscaping—mowing, edging, trimming, pruning, tree trimming, plant removal, weeding, mulching, site cleanup, heavy debris removal, sprinkler system installation and repair, and detention pond maintenance; (6) Painting and Paving as needed. Work must comply with applicable codes (ANSI, ASTM, ASME, OSHA, EPA, NFPA, TXDOT), METRO standards and specifications, and METRO Quality Assurance Program. Contractor shall schedule work around METRO operations (including weekend/evening/night shifts), coordinate with METRO Project Manager, provide GANTT construction schedules, site-specific safety plans, and material submittals for approval. All personnel must attend METRO contractor safety training and wear contractor badges. Contractor shall provide all necessary equipment (lifts, scaffolding, ladders, traffic control devices, barricades). Work authorization projects range up to $250,000 each. Contractor must correct deficient items identified in punch lists at no additional cost and provide one-year warranty on workmanship and materials.
