The Vendor shall provide all labor, supervision, materials, tools, equipment, transportation, permits, insurance, and technical expertise necessary to perform facility maintenance and repair services, including but not limited to: building and structural maintenance (carpentry, door repairs, window repairs, drywall, ceiling repair, masonry); exterior maintenance (gutters, fascia, painting, minor roof repairs, sealants); mechanical and utility support (welding, metal fabrication, pipe supports); interior finishes (painting, flooring repair, surface preparation); and general maintenance support (signage installation, safety barriers, furniture repair, site cleanup). Exclusions include capital construction projects, HVAC system replacement, fire alarm servicing, and engineered construction requiring stamped design documents.
