The City of Atlanta, on behalf of the Department of Aviation, will shortly undergo a Multi-Step Sealed Bid process comprised of a prequalification phase as the initial step, followed by an Invitation for Bid (IFB) for the procurement of qualified contractor to provide preventive and corrective maintenance, inspections, testing, emergency response, reporting, and limited janitorial services for the mechanical, electrical, plumbing, and fire protection systems that support the Airport's IT infrastructure. Services will cover MDF rooms, IDF rooms, UPS rooms, DAS rooms, communication vaults, outdoor communication pedestals, and other related IT support facilities throughout the Airport. Interested vendors during the prequalification phase will be evaluated based on their experience providing maintenance and repair services for mission-critical facilities, including HVAC, electrical, UPS, fire alarm, and fire suppression systems. Vendors must also demonstrate emergency response capabilities, regulatory compliance, and the ability to perform services safely and effectively within an active airport environment. Evaluation will also consider personnel qualifications and certifications, including licensed HVAC and electrical technicians, NICETcertified fire protection technicians, OEM-trained UPS specialists, and the firm's ability to meet stringent performance standards, response times, safety requirements, and airport security requirements. The City's expectation is that the selected vendor ensures reliable, responsive, and high-quality maintenance services that support the continuous operation, environmental stability, electrical reliability, life-safety compliance, and overall operational readiness of the Airport's critical IT infrastructure systems. IT INFRASTRUCTURE SUPPORT SYSTEMS MAINTENANCE SERVICES AT HJAIA
The contractor shall provide a structured maintenance program including preventive maintenance, corrective maintenance, inspections, testing, emergency response, and supporting documentation for HVAC systems, electrical distribution and grounding/bonding systems, UPS infrastructure support equipment, and fire alarm/clean agent fire suppression systems serving IT infrastructure spaces. The contractor shall also provide janitorial services limited to IT infrastructure spaces. Services apply to approximately 157 MDF/IDF rooms within the Central Passenger Terminal Complex, 84 MDF/IDF rooms in non-CPTC support facilities, 15 outdoor communication pedestals, and 3 communication vaults. The contractor must maintain a 24/7/365 emergency response capability and coordinate with the Department of Aviation's Technology & Digital Experience Division.
