REQUEST FOR PROPOSALS LEASE OF BANK SPACE AT 382 NORTH MAIN STREET

The selected Lessee will lease Suite 100 (approximately 4,800 square feet) on the first floor of the commercial office building at 382 North Main Street, East Longmeadow, MA. The space was previously occupied by a retail banking institution and includes existing features such as a night deposit head and receiving safe, vault, safe deposit boxes, teller counters, ATM machine, NCR5688 Kiosk, and drive-up window. The Lessee may propose alterations, installations, additions or improvements at their own expense, but any removal or alteration of existing features requires complete restoration maintaining architectural integrity. The lease is triple net: the Lessee is responsible for base rent, utilities, taxes, insurance, and common area maintenance expenses. The term is four years without option to renew or extend. The Town intends to convert all available suites to Town Hall offices after the four-year term.
