The selected proposer (Landlord) must provide a turnkey buildout of the premises, including all Landlord's Improvements and systems furniture, in accordance with the Space Allocation and Finish Schedule (SAFS) and General Specifications. The Landlord must also provide ongoing Landlord's Services such as utilities, janitorial services, maintenance, HVAC, security, and indoor air quality testing. The space must accommodate approximately 105 staff seats and up to 160 visitors per day, with specific room types including offices, workstations, interview rooms, hearing rooms, a large conference room, client restrooms, and support areas. The Landlord must provide 80 general parking spaces and accessible parking.
