This RFP is seeking approximately 5,600 square feet of Usable Area for Classroom, Lab, Office, and Secured Outdoor Training Space, but DCAMM would consider space of 4,000 to 7,000 Usable Square Feet of Classroom, Lab, Office, and Secured Outdoor Training Space in Auburn, Boylston, Grafton, Holden, Leicester, Millbury, Paxton, Shrewsbury, West Boylston, or Worcester for a ten-year term.
The selected proposer (Landlord) must provide and deliver on a turnkey basis approximately 5,600 square feet of Usable Area (with consideration of 4,000 to 7,000 USF) for Classroom, Lab, Office, and Secured Outdoor Training Space. The space must be located in Auburn, Boylston, Grafton, Holden, Leicester, Millbury, Paxton, Shrewsbury, West Boylston, or Worcester. The Landlord must substantially complete all improvements to meet the General Specifications in the RFP, including buildout per the Space Allocation and Finish Schedule (SAFS), and provide all Landlord's Services (utilities, maintenance, janitorial, security, etc.) as described. The Landlord must also provide 5 reserved parking spaces and has a preference for 25 general parking spaces. The lease term is 10 years with a target occupancy date of January 1, 2027.
