The lessor must provide all necessary fixtures, utilities, maintenance, and services as outlined in the lease template, including HVAC, cleaning, pest management, snow removal, and life safety systems. The lessor is also responsible for completing all tenant improvements at their sole cost and expense, in accordance with the Building Program Standards and prevailing wage requirements.
