Conservatory Doors Preventive Maintenance & Repair Services

The contractor shall provide all management, tools, equipment, and skilled labor necessary to ensure continuous operational availability, safety, and code compliance of approximately 54 door systems, including automatic sliding and swing doors (Horton/ED700 systems), monumental doors (manual with recessed closures), and fire and glass stairwell doors. Services include monthly inspections, sensor calibration, track cleaning, belt tensioning, motor/gearbox health checks, replacement of high-wear items and key parts with annual limits, quarterly fire door maintenance per NFPA 80/101, and emergency service with 4-hour on-site response. The contractor must also submit a Project Management Plan, Quality Control Plan, Safety Work Plan, monthly status reports, and a door inventory diagram and condition assessment.
