The selected consultant will provide construction management services on an as-needed basis for City-owned properties across all five boroughs. Services include comprehensive construction management (inspection, management, coordination, administration from commencement through final acceptance and closeout), partial construction management (supplementing agency staff), and consulting services (studies, audits, reviews, delay analysis, etc.). Work is assigned via Work Orders; complex projects use a mini-RFP competitive selection, non-complex projects use a rotational assignment. The consultant must provide personnel meeting minimum requirements per title, including a Contract Executive, Project Manager, Resident Engineers, and other key personnel. The consultant must also manage subconsultants, maintain a cloud-based data management system, perform constructability reviews, cost estimating, schedule management, safety monitoring, change order evaluation, and project closeout activities. The contract term is 1,460 consecutive calendar days.
